Located in a suburb of Houston, Texas, this new four-story, 134,000-square-foot independent living facility contains 118 resident rooms; community amenities (theater, pool and restaurant); and site improvements (parking, resident courtyards and vehicle garages). It also includes staff administration spaces; retail spaces for a café, salon, convenience store and bank; and staff support rooms. The current construction budget is $22.5 million. We are coordinating with the local neighborhood association on the design review requirements, with the local utilities to meet its design guidelines, and with the local city and county jurisdictions on zoning ordinances and building code requirements. The building also represents our ability to work contextually and adapt designs to local climates and construction techniques.
