The term tenant improvement, or “TI,” is used by architects, interior designers, contractors and real estate professionals to describe the design and construction of an interior commercial space to meet a tenant’s needs. Tenant improvements can range from replacing finish materials–such as paint, carpet and countertops–to custom build outs that meet the new tenant’s business branding, strategy and usage requirements. Tenant improvement work can be paid for by the landlord, tenant, or a combination of both based on the terms of the lease. Who the TI architects and/or interior designers work for depends on the contract agreement and who’s responsible for paying design fees. Any funds a landlord offers toward design and construction is called a “tenant improvement allowance” (for more information contact your licensed real estate broker).
